You’re not booking individual hotel rooms spread across a resort. You’re booking one private property with a full team to take care of the cooking, housekeeping, meals, and much of the behind-the-scenes coordination that makes group travel easier.

Pre-Arrival Planning & Coordination
Before your arrival, we help organize many of the details that can otherwise become stressful or take hours to figure out on your own. Meals and grocery shopping are planned around your group’s preferences, dietary needs, and schedule. We also help coordinate activities, transportation, spa services, and local experiences based on your group’s interests, priorities, and travel style. If you’re celebrating something special, we can also help arrange details such as cakes, live music, private yacht charter, or other memorable touches through our local network.
Most guests have never planned a villa vacation before. Our goal is to make the experience feel easier, more organized, and far less overwhelming from the beginning. By the time your group arrives, much of the important planning has already been handled so you can simply settle in and enjoy time together.
Typical Stay Range
Most 7-night stays outside holiday weeks fall between: $18,000–$22,000 total, including tax and gratuity
3-night minimum stays are available. Shorter stays cost proportionally less.
What This Often Looks Like for a Group
For many families or friend groups, the cost is shared across multiple households. For a 7-night stay, this often works out to approximately:
- 2 families sharing: about $1,285–$1,570 per family, per night
- 3 families sharing: about $855–$1,050 per family, per night
- 4 families sharing: about $645–$785 per family, per night
This varies based on season and group size, but gives a more realistic sense of how many guests approach the experience.

Low Season: from $2,158/night
High Season: from $2,487/night
Christmas & New Year’s week: $24,500/week
Rates are for the exclusive use of the property and include overnight accommodations for up to 16 guests.
- Minimum non-holiday stay is 3 nights
- Christmas & New Year’s require 1 week minimum booking
- All rates are in $US and attract staff gratuity and 10% Jamaican tax

How Booking Works
Step 1: Check Availability
Reach out with your dates and a few details about your group. We’ll confirm availability and answer any questions you may have.
Step 2: Secure Your Dates
A 30% deposit secures your reservation. Because Mais Oui is rented to one group at a time, dates are not held without a deposit.
- Final balance is due 60 days prior to arrival
- Holiday bookings (Christmas & New Year’s) require full payment 90 days prior
- Bookings made within 60 days of arrival require full payment at the time of booking
Step 3: Plan Your Stay
Once booked, we begin helping you organize the details of your stay, including meals, activities, and transportation — so everything is organized before you arrive.
About Meals
Meals are customized around your group’s preferences and schedule. Most guests budget approximately $75–$85 per person, per day for groceries and meals at the villa, excluding alcohol.
We help coordinate menus, grocery shopping, and stocking prior to arrival. Groceries are paid directly to the store based on your selections. If you prefer a more structured meal approach, we can also discuss meal plan options to create a custom inclusive villa experience.
Staff Gratuity
Staff gratuity is separate from the villa rental and is an important part of how hospitality teams are compensated within Jamaica’s villa industry. The typical range is 10–15% of the villa rental depending on the season and level of service provided during the stay. This gratuity supports the chef, butler, housekeeping, grounds staff, and team members who help take care of your group throughout your time at Mais Oui.
Our Cancellation Policy
The cancellation policy is as outlined in our Rental Agreement and applies to all bookings. All cancellations must be submitted in writing. It is the responsibility of the guest to ensure that written notice is received by the Owners.
Standard Cancellation Terms
- Cancellations made 60 or more days prior to arrival (90 days for Easter and Thanksgiving) incur a 10% cancellation fee based on the total villa rental cost
- Alternatively, guests may reschedule one time within 365 days of cancellation, with full credit applied to a new reservation in the same season (low, high, or holiday)
Within 60 Days of Arrival
- No refunds are provided for cancellations made within 60 days of arrival (90 days for Easter and Thanksgiving)
- Rescheduling within this period is considered a new, non-refundable booking
Holiday Bookings
- Christmas and New Year’s bookings are non-refundable
Additional Terms
- No refunds are provided for:
- Late arrivals
- Early departures
- Guests who do not arrive
- Non-use of any portion of the stay
- Changes such as reducing the number of guests after the cancellation deadline do not reduce the total rental amount owed
- Stays must meet the minimum night requirement (currently 3 nights)
Owner Rights
In the rare event that the villa becomes unavailable or unsuitable for occupancy (for example, due to unforeseen circumstances affecting the property), the Owners reserve the right to cancel a booking with written notice. If this occurs, all payments made will be fully refunded, and we will make every effort to assist you with alternative arrangements where possible. Cancellations due to non-payment of the balance are not eligible for a refund.
Important
We strongly recommend purchasing comprehensive travel insurance, including “Cancel for Any Reason” (CFAR) coverage, to protect your plans.
